A PROPOSAL to PROTECT OUR PROPERTY VALUES

I am normally not a fan of over-reaching governments and increased bureaucratic power. That being said the unchecked expansion of rentals, and especially subsidized rentals is showing to be an increasing problem in Kenosha.

Yesterday's post outlines a plan by the owners of BEAR REALTY of Kenosha to put WHEDA subsidized housing in what is currently an upscale neighborhood on Kenosha's northside. Additionally the Kenosha News has an Article today outlining a housing project plan on the BRASS SITE

I believe in FREE markets solving their own problems, however when capitalists USE tax money to make a profit by getting WHEDA credits to build subsidized housing, it is no longer a market driven solution.It becomes a government driven solution with a few special interests at the top taking advantage of the fact that the FEDERAL and STATE governments have provided a way to use our own tax dollars against us. Our Tax dollars that we pay in are being used to ruin our neighborhoods and lower our property values, while enriching the few who have the means to game the system.  Sometimes you have to fight fire with fire. LOCAL government and LOCAL controls have to step up and claim our city for us.  Below is a proposal that would help do just that.  If you are normally against increasing the power of government over people, this is a tough pill to swallow. But this isn't the case here.  This is little government, the government closest to the people, and the government OF the community fighting back against BIG GOVERNMENT and Special Interests money having a pervasive impact on our community.

TO: KENOSHA RESIDENTS

 

SUBJECT: RESIDENTIAL RENTAL PERMIT REQUIREMENT

 

DRAFT DATE: APRIL 14, 2010

 

Residential Rental Permit Proposal

 

Any property located within the City of Kenosha shall be required to obtain and maintain a residential rental occupancy permit if the property is to be tenant occupied.

 

Permits will be issued by the City and shall be good for XX years from the date of issue. Single family owner occupied homes are exempt from this requirement if the property owner has lived in the property for more than 12 months. Below are the requirements for EXISTING rental properties: (Current rental properties are automatically eligible for the permit without inspections if applied for within XX days of the passage of this ordinance)

Fire and Safety inspection

Exterior Maintenance Inspection

Proof of DILHR compliance Lead Based Paint compliance

Landlord Emergency Contact info provided for Police/Fire calls

 

Additionally the FOLLOWING requirements must be met for all properties that are currently vacant and requiring a new occupancy permit and proposed NEW CONSTRUCTION of rental properties of ONE or more residential rental per building.

Approval by City Planning Commission and/or Approval by Common Council with the following considerations being met:

Local Neighborhood/Community Impact Economic Impact

Advisory from Kenosha Unified Schools regarding impact on elementary, middle and high school affected by property.

 

Residents of the community are allowed to speak and give comments before any such approval or vote is made just as they do with any other Common Council votes.

 

Any properties that are built as owner occupied single family residences are exempt from the above requirements provided that they are not tenant occupied for a minimum of 5 years from the date of issue of the initial occupancy permit.

Properties that are single family and owner occupied, but where the owner legally rents out rooms (with or without board) are exempt from all requirements.

Properties that are 2-4 unit residential where the owner is occupying one of the units are exempt from this requirement as long as the owner continues to live in the property.

College housing is exempt from these requirements.

 

Fees: Fees for permit issue shall be nominal and designed to only cover the costs of the required inspections and issue of the permits. Such fees shall not exceed $XX.00 per structure for any 2 year period and permits shall be automatically renewed for a fee not to exceed $15.00 per structure with no inspections or approval provided the renewal has been completed within 90 days of expiration.

Permits are specific to the property and are transferable if the property is sold to a new owner.

Kenosha Youth Sports: Weichert Realtors' PEE WEE STEELERS WIN CHAMPIONSHIP

Kenosha, WI  - Sunday November 1, 2009

In a packed Mahone Middle School stadium, the Boys and Girls Club/CYC sports hosted it's 2009 Championship Games.

In the Pee Wee Division the Blue Division Champion STEELERS sponsored by Weichert, Realtors Precision extended their undefeated regular and post season record to 7-0 as they ran past the undefeated Red Division Dolphins with a 33-12 Victory for the 2009 PEE WEE Championship.

Leading the Team in scoring were running backs Tristan Jass with 3 rushing touchdowns and Frank Garcia with 2 rushing touchdowns. Garcia also threw for almost 30 yards.

Quarterbacks Reese Dutton and Logan Ramos executed the plays given by the coaching staff headed up by John Lynn.

Also of considerable mention this game were the tackles/assists/returns and rushed executed by Steven Felber, Taquillan Washington and Jimmy Collins.

Congratulations to all the players, parents and coaches for a hard working season.

A Glimpse of Northpointe - Six Months After the Tornado

It's been just over six months since that fateful day when Northpointe subdivision was one of the communities effected by the the JANUARY 7th tornado's that caught Kenosha, County by surprise.

 

As a resident of Northpointe, my home was one of the many affected by the storms. While the siren's raged throughout all of Kenosha County, and there were reports of sightings out in Wheatland, WI, I found myself racing home while on the phone with my then-pregnant wife, who was huddled in a corner of the basement with my sons and our dog.

I'll never forget the feeling in the pit of my stomach as I turned down our street and began to see the damage to our neighborhood. My next door neighbor was screaming in fear as she ran into what was left of her home to see if her husband and two children were safe.

Tornado Damage

In the end, nobody in our family, or in our neighborhood was injured. We were one of the more fortunate families with the damage being repairable, and all of our losses fully insured. Our next door neighbor's home had to be torn down and is almost rebuilt, and the neighborhood church is still under construction.

Six month's later, most in Northpointe, seem to have returned to business as usual. The sound of tornado sirens has been replaced by the melodic rifts of the ice cream truck. And on any given day, scores of neighborhood children can be seen riding their bicycles or playing basketball in a neighborhood driveway.

Overall Northpointe is a great little subdivision in Kenosha. There is a condo complex at the entrance, and the Northside Library is practically in the subdivision, only 2 blocks away and no major roads to cross. Piggly Wiggly is also within walking distance.  There are still currently some lots available as well as a few homes for sale. These homes are some of the best values in the Kenosha real estate market. Just to the west of Northpointe, is the Meadows at Hunters Ridge. These new homes are again, part of a short neighborhood walk, with no major streets to cross.

The USA TODAY had several articles on March 15 calling for government intervention of the subprime mortgage lending industry. My only question is WHY?

The recent turn of events proves one thing...Capitalism Works!

The evil mortgage industry and the housing industry kept the US economy going when every thing else was dying. Now the industry is being demonized by the press.

We are in for a bumpy ride in this industry. When the TECH HEAVY stock market was going up with no end in sight, there were many late comers to the game who thought they were smart by buying stocks. The least intelligent among us could appear to be "Carnac the Magnificent" just by picking a tech stock. Eventually that bubble burst. Does anyone remember all the talk about the BILLIONS of dollars of wealth lost when the stock market went down, and peoples retirement accounts (401's etc) lost value?

During that time, those that were "house rich" had the booming real estate market as a consolation.  Real estate became the new "TECH STOCKS". As the psychology of any market, most people follow the crowd and as a result never experience true wealth. I would not be surprised to find many of the same fortune seekers that lost money in the tech sector are no loosing in real estate. This is the magic of capitalism, it is a survival of the fittest economy. Although we have a social responsibility to the impoverished, and to make sure basic human needs are met in this country, we are under no obligation to protect people from themselves. We are a nation of equal opportunity and not a nation of equal outcome. Yes it's true the wealthy tend to get wealthier, but that is a function of their superior understanding of how to create wealth.

Perhaps instead of pressing for government every time the masses decide to do something stupid, we should be pushing people to educate themselves more on how wealth is created and kept.

In the mean time, I will be working with investors who understand that the current is nothing but an opportunity to acquire property "on clearance" to later sell when real estate becomes the "in thing" to do again.

Today's Kenosha Market

The statistics just came out today for the latest Kenosha real estate sales statistics. The numbers show what while there has been a study decrease in the number of homes sold, there is a steady increase of new listings. This information demonstrates a couple of points that can probably be applied to any average midwestern community right now.

  • #1 The absorption rate of homes on the market has decreased from 30% last year at this time, to only 18% this year. This means home are going to stay on the market longer, and sell for less than last year
  • #2 The number of people who are able to sell their homes without the assistance of a Realtor® is decreasing rapidly

Home owners need the competent help of real estate agents more now than ever. The problem is knowing which agent to choose. First off, remember that 50% of the people in the real estate are in the bottom 50%. (There's nothing like stating the obvious) The real estate industry is ever evolving, agents used to be the "gate keepers" of listings and all things REAL ESTATE. With the evolution of the internet, many consumers, and self help real estate companies mistakenly began to believe that the need for competent help in the real estate profession was over. The truth is there has never been a bigger need. The operative word to pick from this paragraph though is competent. There is most certainly no longer a need for a real estate agent to tell you what is for sale, or to get the word out that you are selling your home. The mediocre agent who merely provided basic information and benefited by collecting a commission is definately over. What most people do need, is sound advice from someone that is ethical and knowledgable. Knowing how the price trends will affect your marketing efforts is important. Understanding how to effectively promote a property on the internet to multiple audiences is important. Ensuring a sales contract is accurate and that it properly advocates the needs and wishes of a client will never be rendered an obsolete talent Lastly, in this current market, understanding how to buy or sell foreclosed or pre-foreclosure property is a valuable talent.

One of the largest segments of my clientle is foreclosure intervention. Although there several potential solution for distressed home owners, most people in foreclosure simply bought over their heads and simply cannot afford to stay in their home. To make matters worse, most of them also owe more than what they net out of a sale. The average real estate agent simply over prices the house to compensate for the over extended mortgage loan. When no offers come in, the foreclosure is bound to continue and ultimately it is a lose, lose, and lose situation. Knowing how to effectively negotiate a short sale is an invaluable skill that is going to grow in demand. This skill can benefit the sellers who are in financial trouble, the buyers who want a great deal, and the agent who facilitates the transaction when nobody else can.

 The bottom line is this.... seek a true expert if you are a consumer in the real estate industry, if you are a real estate professional... it's not enough to be competent. You have to be an expert if you want to succeed!
